The Design-Build Process

Design-build is a method of delivering a custom home to the client where the design and construction services are delivered by the same company. The streamlined communication process from one team to the other provides an efficient unified flow of work from concept to completion. This method encourages innovation because the designer and the builder are working together to deliver a better home than originally imagined.

Where, What and How Much

Although different from county to county, most of the prerequisites are similar throughout the ICI Homes divisions. Price per square foot widely varies based on local impact fees, land preparation required, and the level of the finishes you select. In the interest of accuracy, we do not give you a ballpark number until we understand your requirements and visit your site. Once we have assessed your situation, we are happy to give you a detailed proposal. Here is a thumbnail of the criteria used to determine if ICI Homes is the right choice for you.

Close Proximity

To keep your costs reasonable, your land must be within close proximity of an ICI Homes community, although exceptions can and will be made on a case-by-case basis.

Fees Included

Impact fees, landscape package, and a fill dirt allowance are included in your base price. Additional costs, if necessary, are clearly reviewed before you sign your purchase agreement.

1,800 – 2,500 minimum

Square foot minimums vary by division starting from 1,800 – 2,500 minimum square feet. No limit on maximum square footage.

We’ll Help

Whether you own your land yet or not, we can provide assistance and help you locate land directly or refer you to a land expert.

In-House Plans

You may provide your own custom design, but it generally adds to the design cost, so we encourage you to choose an in-house plan or blend two or three plans from our portfolio.

Preferred Lenders

Our experienced preferred lenders can help you finance your home purchase with a construction loan which can be “drawn down” as your home progresses.

Initial Deposit

You must own your land and be prepared to put down an initial deposit when you sign your purchase agreement.

Survey & Soil Test

A survey and a soil test are necessary before land assessment and plan creation can begin.

10 Questions to Consider If You’re Buying Land

  1. Will your future home fit the home site with obligatory setbacks and easements?
  2. Have you checked into local bylaws and current property taxes?
  3. If building in a community, have you checked the architectural requirements (ARB)?
  4. Does the site have good access to a main road and electrical grid and/or gas line?
  5. Does the site have access to city water and sewer, or do you need to install a well and a septic system?
  6. What is the composition and depth of the soil? Soil testing is necessary.
  7. If land is marshy and/or sloping, how much soil redistribution or removal and additional fill is required?
    Do you need a stem wall?
  8. Is there endangered wildlife residing on the land that will need to be removed?
  9. Are there any trees marked as historic or heritage that cannot be removed from the site?
  10. Are there trees and brush that will need to be cleared that will add to your overall cost?
